Lose Your House or Lose it All

April 14th, 2009

Bankruptcy is a legal act that is registered by someone who is not able to pay her debt. Once bankruptcy is filed, all active civil proceedings connected with the home loan are put on hold. Legally, a home loan creditor has to cease all collection activity. A mortgage company might appeal for relief from the required stay, and once it is permitted, can go on with the previously mentioned action. Filing for Bankruptcy will not stop foreclosure and you have to pay back your loan. Bankruptcy can not resolve the original problems; it just makes the process continue more slowly.

Often, consumers will have to choose between filing bankruptcy or permitting their mortgage lender to foreclose their home. If bi-weekly or monthly house payments are not made, the financial institution will file a foreclosure on the property. The single guaranteed way to stop foreclosure proceedings from occurring is to make a payment to the lender as agreed. Foreclosure will be very same for everybody who has not been able to pay her house loan; the bank will likely foreclose on the house. Home loans are much similar to car loans; if you cannot make payments you will have it repossessed.

Even though insolvency is not going to permanently end a foreclosure, it will allow an individual enough time to pay back the past due or at least it can make it little less difficult to to repay the home loan lender. Bankruptcy laws requires that a mortgage to freeze a foreclosure action, a home owner will have a short time to produce the cash necessary to pay the creditor. The last option for any home owner to declare bankruptcy when the home owner is totally unable to pay their lenders’ terms of repayment. Under insolvency, some non-secured debts will in all likelihood be dismissed but the real estate loan will not. The borrower has to be willing to pay back the mortgage inside the allotted time as the debt is guaranteed by an asset. Additionally, Chapter 13 bankruptcy has a pay schedule that will be court-ordered, and will permit the home owner make payments on their mortgage to get caught up to date on their balance.

It is not everyone meets the conditions for bankruptcy and if they do qualify, there are legal fees incurred. Possibly, it might cost you more in legal fees than if they were to just bootstrap it and clear the backlog of payments owed. If you are considering that filing for bankruptcy may help to solve the situation, a good attorney will likely be capable of answering whatever questions you have. Simply put, bankruptcy is extremely detailed, house owner ought not seek to do it without help from a a bankruptcy attorney.

This article is just general information. This is not legal advice. You might need to contact a bankruptcy lawyer in your particular state with insolvency related questions.

The Rejection is a Masked Deprivation

April 12th, 2009

Parents rejection of the child, though unintentional, is also shown in various ways, like physical neglect, denial of love and affection, lack of interest in the child’s activities, interests and achievement, harsh or inconsistent punishment, failure to spend time with the child, or any kind of a activity of apparent which keeps child away.

Parent’s rejection can be partial or complete, passive or active and subtly or overtly heartless. To keep the child in a crche (pre-school, etc.) is also a form of rejection.

Rejection manifests in the child in the form of excessive fear, shyness, aggressiveness, thumb sucking, bed-wetting, depression, temper tantrums, lying, stealing, slow, conscience development, low self-esteem, feeling of insecurity, loneness, jealousy, anxiety and inability to give & receive love.

All this happiness in the subconscious level of mind i.e. automatically & child can not help, resist or prevent their manifeastation in his behavior or personality. Parental rejection is a major reason why adolescents decide to run away form home.

Not let’s come to know to the source i.e. causes of rejection as follows.

Causes of REJECTION:

It would appear that a large number of parents, who neglects their children have themselves been the victims of parental rejection (coz, parents sow, so do children reap & we are what we repeatedly do). And even the children, who face the parental rejection don’t accept their parents when the latter grow old. The root thing I want to tell that it is not a one way behavior. That is why the lack of love has been referred as a communicable disease.

A child may be neglected without being rejected. In other words, when parents are very much busy with their work, they neglect their own children.

*** Maternal deprivation causes faulty development. ***

When infants are deprived of maternal stimulation as a consequences of separation from the mother e.g. working women or due to lack of adequate mothering in the home. Faculty development has been observed obliviously.

When the mother devotes little attention to the child and In the process of neglect or reject him, the effects of such masked deprivation may be more devastation than any one can imagine.

Rejection or punishing mothers may cause tense, unsatisfied & negative behavior among their infants even at very early age. In case of early &prolonged deprivation, the damage to the infant may be irreversible or only partially reversible. Those mother who takes the part in the kitty parties and the inflict separation on their child infants, and those who keep the child in a crche must be careful.

Remember: A Loving emotionally responsive parent will invoke positive, cooperative, loving responses form the child.

Thanks for your time consideration

People Do the Oddest Things

April 12th, 2009

We send our best wishes for holidays, birthdays, get well, weddings, and such. Yet, why are we wishing for anything when we could really bless them in prayer?

We go into a state of panic when our child is a few minutes late, as if our worry is going to get them home any faster than trusting God. Satan must get a good laugh.

We receive aggravation on every side, as Satan is alive and well on Sundays. Thinking we don’t need God’s help and no one will be the wiser, we go it alone; with our painted smiles, polished attire, and frustrations neatly tucked … then take it out on our waitress.

When our spouse is out of town; we receive comfort in a friend sleeping over, us staying at mom’s, or one of the kids climbing into bed … as if any person present can make us safer than we already are. God is our protection. Though, maybe we’d rather believe the dark will get us.

Instead of asking the one who owns it all; we spend money we don’t have on things we think we have to have, get our finances all messed up, then cry, “Help!”

We sleep in on Sunday morning, thinking it will make our day brighter. Instead, it makes our week longer.

We prefer to exhaust ourselves with endless deeds than to slow down, spend time with God, and ask Him what He wants us to do.

We work all the overtime we can get, steal God’s tithe, and then think we’re going to financially get ahead.

Believing our doubts and doubting our beliefs; were we to consider the things we do, we might find them odd, too … then look for more desirable alternatives.

Someone once said, “When we feed our faith, our doubts will starve to death.”

Graduation Diplomas For All

April 12th, 2009

Stoles

A stole is a type of a scarf or shawl that is worn around the neck for aesthetic and ceremonial purposes as well as to complement the academic regalia. The vestment is composed of a material strip that has a width of about two to four inches and a length of about eighty inches. Stoles can have a uniform width or tend to be narrower at the middle and wider at the ends, which will form the shape of a spade or a trapezium. Traditionally,

Stoles

were worn by priests while giving sermons. In such cases, a cross would be embroidered onto the stole. Many stoles are worn during ceremonies such as beauty pageants where they are used to identify the beauty queens by their countries or the group of people they represent. They are also used in graduation ceremonies. In graduation ceremonies the stole is worn alongside a gown and a cap which is the complete traditional graduation regalia. One can purchase a stole bearing any color or multiple colors according to their requirements. For graduation stoles, the academic institution from which one is graduating may dictate the color of stole that graduates will wear during the graduation ceremony.

Stress and Crafting the Good Life

Stress and Crafting the Good Life
By Dr. Jim Manganiello

Whoever lives the longest doesn’t win any prize. But preserving our health and well-being are important parts of what I call Crafting the Good Life a life lived with love, courage, wisdom and passion. We harvest the greatest treasures of a well-lived, loved, and understood life in the last third of our journey here. To be around for the harvest, we need to know how to safeguard our health and well-being and if we’re serious about doing thatthen understanding and controlling stress needs to be at the top of our “things to do” list.

Most people are hungry to connect to who they deeply are, a connection often made difficult and even impossible by our family and cultural; conditioning. Conditioning sets limits that can keep us trapped in an identity that often swims in a sea of stress hormones because it’s too small for who we truly are.

Stress related illnesses cause more deaths yearly than deaths resulting from all other causes combined. Our health care system is really a disease care system, so it doesn’t work to prevent stress related illnesses before they occur-it treats them only after they arise. Stress is a biochemical event that involves powerful hormones: cortisol, epinephrine and norepinephrine. When our inner pharmacy releases these stress hormones into our body too often or for too long, they become toxic poisons that can compromise our health and even kill us.

The World Health Organization now recognizes stress as the number one health problem in industrialized nations. And as Dr. Paul Rosch, president of the nonprofit American Institute of Stress, noted, in America stress is “…taking a terrible toll on the nation’s health and economy. It is a heavy contributor to heart disease, cancer, respiratory distress, lupus and many other life threatening illnesses.”

Two-thirds of the visits to primary care medical physicians in this country are for symptoms resulting from stress. More than 100 million people are taking weekly medication to manage stress, medication which is for most people unnecessary and which can cause serious side effects and addiction.

What causes stress? Many things, including, real or perceived, job, family and financial pressures. Our mind and body are an interdependent unit: the mindbody. If we worry too much about financial catastrophe, for example, the primitive part of our brain can misinterpret our worry as actual financial failure and then stress hormones will be released as part of an “emergency alert” reaction.

There are two switches on our body’s involuntary nervous system: one is for ordinary housekeeping chores; the other is for emergency situations.

When one switch is on, the other is off. The ordinary housekeeping switch controls the normal processes of our body such as breathing, digestion and metabolism. The emergency switch is designed to enable us to survive in the face life threatening emergencies by triggering our body’s “stress response,” also known as the “fight or flight response.”

When the emergency switch triggers, powerful hormones flow into our body through a process set in motion by our reactive brain. Our reactive brain cues the master gland of our endocrine system that we are in danger and then another phase of the fight or flight response is set into motion.

An often overlooked, but critical, factor in understanding and controlling stress related illness is to address our perceptual tendencies to view life situations as stressful. The way we see things determines our “view.” View defines reality. If we tend to view life events as stressful, they will be. Such perceptual tendencies can result from unhealed past wounds or if we are not honoring what we truly want and love in life. Provisional solutions to stress include regular exercise, deep relaxation and meditation training, to name a few.

However, unless we deal with the real sources of stress in our life, these methods are just short-term bypasses. After 30 years of work in the best of the western and eastern well-being traditions, I created a powerful practice to, among other things, address this problem. The Good Life Process incorporates ancient spiritual wisdom with cutting-edge knowledge to short-circuit stress at its source.

This practice also helps create the positive conditions within the mind and body that bring deep awareness, well-being and longevity. The Good Life Process relieves the conditions that cause stress by returning us to our Heartto who we deeply are.

Americans suffer from a great deal of work related stress. We work three months longer than the Germans every year and one month longer than the Japanese. And we sleep 90 minutes less a night than did our grandparents.

But it’s not just working too long that causes American work stress. For many of Americans, their work isn’t Heart based. We do what we feel that we should do or must do instead of what we want and love to do. This is a set up for stress and the health problems associated with what I call “the-not-such-a-good-life.” As Confucius told us: “Choose a job you love, and you will never have to work a day in your life.” And as the Buddha added: “Your work is to discover your work and then with all your heart, give yourself to it.”

The fact is that our soul, our inner life, aches at “just for money” work that lacks depth and meaning. Such work has no connection to all-important “inner spark” that can only be found within our deepest nature. Nothing but a good connection to this inner spark can set our lives on fire. We need to connect to our deepest nature, find our inner spark and set our life ablaze with what we want and love.

Nothing will prove more effective at bringing us the health and well-being needed to enjoy the richest of the Good Life’s harvests.

Purchasing Automobile Components on the Web

April 10th, 2009

If you have wrench turning knowledge, or don’t mind learning, repairing your auto can spare quite a bit of money in mechanic’s fees. However, finding inexpensive motorcar parts can be quite time intense. Numerous folk that might not be capable of affording fresh off the lot autos can order replacement auto parts they can afford. You don’t have to go broke while purchasing car parts, just use the following guidance.

You can hire pros to repair brake auto parts to have the job done more promptly. Internet providers offer dependable automobile parts and truck parts and you are able to get good values for these. Do the investigation properly to find well regarded providers who handle outstanding products. A serious way to begin would be to browse websites for auto parts.

You don’t have to spend days in auto parts stores to obtain a low-cost car part to save some dollars. Simply go to the nearest retail or wholesale car parts store where discounts are being proffered. These discount rates are provided on new and used automobile parts. But while surfing for discount rates, don’t forget to check the warranty period for the car parts you are purchasing at inexpensive prices.

It is a true statement that auto parts for sale are in high demand these days. Checking your brakes is always a good idea. Start by merely listening to the automobile the next occasion you employ the brakes. When your brakes are making a scratching noise, you in all likelihood have broken brake shoes. You can have this seen by a pro at once as this can cause unending damage to your brakes and result in less-effective braking.

Childish Selling Techniques Upset Customers

April 8th, 2009

Many Used Car Salesmen and Self-Proclaimed Marketing Consultants who have written 3 or more books on the subject believe that we should look towards children to teach us the art of negotiation or sales. Sure such talk makes and interesting and lively line of conversation, but it is rather pathetic to actually teach salesmen or negotiators to act like this. After all isn’t this what Iran is doing as it tries to negotiate the making of Atomic Bombs?

Some marketing gurus who are consultants and authors of marketing books tell us that children are worthy to study because they possess some of the following traits in their cry baby ways to get things; “Focus, persistence, intensity, enthusiasm and charm.” Yet if we are listen to these gurus and experts in marketing they want us to use these techniques and act like children? Wow, and we are to actually take this as rational advise?

Children also lie, tell stories, manipulate, cry when they do not get their way and throw temper tantrums too. Is this what the world of business negotiation is coming too? It appears if we are to listen to these self-proclaimed might giants and pillars of intellectual capacity and marketing consultants; that indeed this is what we are to do and how we should act in business.

And folks this is why Donald Trumps pathetic showing of the Blame Game gone Ballistic in the Apprentice is so popular; Because we have allowed cheaters, manipulators and childish behavior into our business community and corporate boardrooms. So who is to blame? Well perhaps we all are for allowing this non-sense to permeate our society.

Shopping for Bandwidth

April 7th, 2009

A few months ago our company (that processes a lot of large medical images) was growing fast, it became obvious that we needed additional bandwidth. Our T1 line just wasnt cutting it any longer. We had to upgrade to something bigger and more expensive.

Since I am the IT guy, I got the assignment of renegotiating our existing contract. Luckily our 3 year term was almost over, so I was in the position to look at different options.

The most apparent solution was to go from a single t1 to a bonded T1. However with our current growth rate, it would not take long before that also would not be adequate.

My sales rep at this bandwidth provider (who will remain unnamed here) of course was glad to point me to a bigger and far more expensive solution: ds3 bandwidth (T3 line) which has a capacity of 45 megabits per second. Obviously that would be bandwidth enough taking our envisioned growth rate into consideration, it was perhaps even way too much. And the cost per month was in the higher 4 digit figures.

I found a new solution though. A new technology (or at least new to me) that can deliver bandwidth via an Ethernet port over POTS lines, also called Ethernet over Copper. The pricing was excellent; we were able to get a 10 meg port for less than a 3mb bonded t1!

Another major benefit of 10 mb ethernet service is the scalability. It is possible to add bandwidth by simply ordering more, in small incremental steps of a few megabit, even all the way up to a gigabit Ethernet circuit.

So when upgrading any services, be sure to shop around with several carriers and make sure you are aware of new technologies (or use a telecommunications consultant that is).

Coping With Critical Co-Workers

Following are four common sense tips to sustain your sanity when dealing with overly-critical co-workers, clients, supervisors or any other
Following are four commonsense tips to sustain your sanity when dealing with overly-critical co-workers, clients, supervisors or any other “neigh-sayer” in your life based on my workbook Love Your Work:

1. Take the time and effort to step into his (or her) moccasins and view things from their perspective instead of yours.

2. Remember a time in your life when you experienced similar events/feelings.

3. Keeping all that information in mind, construct strategies to help you understand who they are what they think and feel and why they behave like they do even better.

4. When all else fails, politely remind them (or maybe just yourself if the critical one happens to hold a position authority over you) of the wise words of Frank A. Clark, “Lots of faults we think we see in others are simply the ones we expect to find there because we have them.”

A Baker’s Dozen Ways to Dress Up the Traditional Pie at Chri

April 3rd, 2009

Here are some ways to dress up the “traditional” favorites at your Christmas dinner.

1. Make your usual pie crust, 2-crust version. Line the pie tin, put in the filling, and now it’s time to play. Roll out the second crust and start cutting shapes – using cooky cutters or free form with a knife. At Thanksgiving, for instance, up at my son’s house I was stuck without the “necessary’ equipment so I improvised, just carving out a leaf using one nearby as a model. First one doesn’t work? Pie dough is very forgiving. Roll it up and start again. Your “second chances” are infinite. You could also use something from a child’s coloring book for a pattern.

One idea – cut out 3 rounds for holly berries (use bottle cap or such if you don’t have small round cutter). Then use knife to cut out spiky holly leaves. Or use a Santa Claus cooky cutter. Place these on top of the pie filling and bake away.

2. If you have the time and inclination, when the pie is baked and cooled, then use frosting to decorate your crust decoration. To save time, use those little tubes from the grocery; no one cares how it tastes. The gels are neat.

3. Or decorate with white frosting and candy — licorice for Santa’s belt, gum drops for eyes, various colored sprinkles, cut up tiny marshmallows, candied fruit, non-pareils, cinnamon drops, etc.

4. Using whatever you have for the top crust – shapes, lattice or solid – apply egg yolk and then sprinkle w/ red or green colored sugar.

5. Do the usual only very different, i.e., make a pumpkin chiffon pie. At serving time, crumble candy canes and sprinkle on top.

6. Add a layer of marzipan or almond paste to the pie. Roll it out into a circle, place it on top of the bottom crust, then add filling. Good with mince meat, apple, pumpkin, etc.

7. For Beef Wellington, encase it in pie dough, then cut out shapes and apply them on top.

8. Make an apple pie or something compatible with cheese and then cut out stars from cheese and apply on top. Sprinkle a few cinnamon drops around.

9. Make a meringue topping (would work for most pies) and then when it’s baked and cooled, sprinkle the top with large white fluffy sugar flakes, like snow. Or colored sprinkles.

10. Sprinkle crushed candy cane chips on top of the pie after it’s baked.

11. After it’s baked and cooled, stick miniature candy canes around the rim.

12. Most fruit pies are compatible with cranberries. Dip cranberries in egg white and then coat with sugar and place on top; they look frosted. You can also use candied fruit – put green citron around red candied cherries like holly berries.

13. Sprinkle top with powdered sugar, like snow.

There are lots of ways to dress-up the traditional favorites, and this should give you a good start!
